ATLANTA, November 19, 2025 — CIM Group announced today that Hotel Phoenix will open its doors to guests on December 1. Hotel Phoenix marks a historic milestone as the first hotel to open at Centennial Yards, the $5 billion, 50-acre mixed-use redevelopment transforming Downtown Atlanta.
Centennial Yards is being transformed into a dynamic mixed-use destination encompassing several new city blocks with 8 million square feet of commercial and residential space. Plans include 4 million square feet of retail, entertainment, office, and hotel space, approximately 2,000 new residences, and interactive public gathering spaces designed to benefit both Atlantans and visitors. Centennial Yards Company was created by CIM Group to act as the owner and master developer of Centennial Yards.
Hotel Phoenix is a 19-story, ground-up development featuring 292 guest rooms, rising on the very site where Atlanta’s history began. Named for the mythical phoenix—a symbol of renewal and resilience—the hotel reflects the city’s remarkable rebirth following its destruction in the Civil War. It honors Atlanta’s legacy of transformation while helping shape its future.
“Hotel Phoenix was designed to make every guest feel the essence of Atlanta the moment they arrive,” said Gary Schweikert, Managing Director, Hospitality at CIM Group. “From its warm, modern interiors to its vibrant dining and gathering spaces, the hotel celebrates the city’s creative energy and genuine sense of welcome.”
As one of the first ground-up developments at Centennial Yards, Hotel Phoenix stands as a bold symbol of progress within the 50-acre district, setting the stage for future residential, retail, entertainment, and cultural destinations that will redefine the city.
“The opening of Hotel Phoenix is a pivotal moment for Centennial Yards and for Downtown Atlanta,” said Brian McGowan, President of Centennial Yards Company. “It reflects our commitment to building a vibrant, inclusive district that brings people together; the hotel epitomizes the economic rising of Downtown Atlanta.”
Hotel Phoenix features 292-guest rooms, including 15 suites and penthouse, that spans 19 floors with sweeping floor-to-ceiling views, joining the illustrious Preferred Hotels Resorts L.V.X portfolio. The architecture and interior design of Hotel Phoenix draws inspiration from Atlanta’s historic rail system, balancing the space’s modern industrial edge while reflecting the surrounding historic architecture of downtown Atlanta’s civic and government landmarks. The property also features a curated art collection showcasing works by local and national artists.
Guests can enjoy Zephyr, Hotel Phoenix’s signature restaurant serving French-inspired Southern cuisine, and Bar Z for all-day drinks and light fare. Additional amenities include a state-of-the-art fitness center, resort-style terrace lounge and pool (opening in spring 2026), and over 15,000 square feet of event space, including an over 8,200-square-foot ballroom.
Hotel Phoenix joins The Lofts at Centennial Yards South—a thoughtfully restored historic apartment community—and The Mitchell residential tower, reinforcing the district’s growing blend of hospitality and urban living. Together, these additions reflect Centennial Yards’ bold vision to transform Downtown Atlanta into a premier destination for living, gathering, and entertainment.
“Hotel Phoenix represents the spirit of Centennial Yards,” said Shaul Kuba, Co-Founder and Principal, CIM Group. “We are proud to shape a destination that fosters connection, celebrates Atlanta’s character, and creates opportunities for growth across the community.”
Across the street from Hotel Phoenix, the Entertainment District at Centennial Yards is revitalizing underutilized land in the heart of Downtown Atlanta into a district with immersive venues, restaurants, retail, and hospitality offerings steps away from Mercedes-Benz Stadium and State Farm Arena. With major tenants like Live Nation and Cosm previously announced, the district is set to become one of the Southeast’s premier destinations for live entertainment and culinary experiences. A variety of high-profile establishments have signed leases at Centennial Yards, including fast-casual restaurant Shake Shack and Khao Thai Isan at The Mitchell from local favorite 26 Thai.
“We’re proud to welcome guests to what we truly hope will become Atlanta’s favorite new hotel,” says Martin Wormull, General Manager of Hotel Phoenix. “Our team has worked tirelessly to create an experience that feels personal, inviting, and unmistakably connected to the city.”
