M3M India’s GIC Records INR 2,000 Crore Phase 1 Sales; Inventory Sold Out in 3 Days

Gurugram, Feb 25: M3M India, announced that Phase 1 of its flagship master development, GIC (Gurgaon International City), has been completely sold out within three days of launch, with residential sales of approximately INR 2,000 crore. The company has also awarded the warehousing leasing mandate for the development to Anarock.

Launched in November 2025, Gurgaon International City is a 150-acre integrated master development planned with an investment of approximately ₹7,200 crore and a projected revenue potential of nearly INR 12,000 crore. Conceptualised as a forest-inspired, nature-integrated Live–Work–Unwind ecosystem, the project brings together residential, industrial and lifestyle infrastructure within a single master development.

Robin Mangla, President, M3M India, said

The sell-out of M3M Forestia West and Smartworld Nature’s Court Phase 1 within three days is more than a sales milestone, it signals the arrival of nature-integrated, aspiration-led, affordability-backed urban living as the next big real estate wave.”

Phase 1 comprised industrial plots and residential developments, including M3M Forestia West offering 3 BHK residences and Smartworld Nature’s Court offering 2.5 BHK homes. The strong response underscores rising demand for organised, well-connected and employment-linked urban ecosystems in emerging growth corridors of Gurugram.

The development is strategically linked to three major expressways, including the nearly ready Rewari–Gurgaon Expressway, expected to reduce travel time by up to 60 percent. Surrounded by lakes, the Aravalis and bird sanctuaries, GIC has been planned with expansive green spaces, forest trails, skywalks and wellness-focused amenities.

GIC is also planned as a low-emission, clean industry hub and will feature the M3M Innovation Park, a data centre, an EV hub, retail avenues and luxury residential zones. The development is expected to attract global companies such as Apple, Tesla and Microsoft, further strengthening the employment ecosystem in the region.

The response to Phase 1 also reflects the evolving profile of homebuyers, particularly young working professionals and first-time homeowners seeking organised communities within Gurugram’s emerging growth corridor at accessible price points. Rising urban mobility and migration from Tier-2 and Tier-3 cities for career opportunities continue to support demand for integrated developments that bridge aspiration and affordability.

With its forest-inspired Live–Work–Play planning and large-scale integrated infrastructure, Gurgaon International City is positioned as a differentiated master development in Gurugram’s evolving real estate landscape.
