Today, more than 80% of the team comes from the neighbouring Marathwakdi community. Most projects begin with a plot of land—Tipai began with a deeply held philosophy. Designed by Ariane Thakore Ginwala, its core ethos is localisation, recognizing that true sustainability cannot exist without it. Every technique, material, and artisan involved in its creation was drawn from the land itself. In collaboration with the Institute of Village Sciences in the Gandhian town of Wardha (80 km from Tipai), the project explored low-impact construction methods that honour traditional knowledge. Rather than relying on imported labor, artisans from neighbouring villages were trained in rammed earth construction and stone masonry. The vaulted roofs were crafted using terracotta tiles handmade by local potters. By utilizing regional resources and talent, Tipai was not only built but also strengthened the community around it, many of whom are now part of its dedicated team. Located in a drought-prone region, water conservation remains central to Tipai’s approach. Working with a permaculturist, the land has been rewilded, groundwater replenished, and a robust rainwater harvesting system implemented to minimize the retreat’s impact on fragile ecosystems.
Without the constraints of conventional hospitality, Tipai has reimagined what a sustainable luxury stay can be. Moving away from mass-produced furnishings, all textiles are handwoven by Magankhadi artisans using organic natural fibers. Every detail, from the tea in the rooms to the toiletries provided, has been carefully curated in collaboration with boutique brands that share its values of sustainability, quality, and fairness.
